What is earnest money in Texas?
Earnest money is the deposit a buyer puts up at the time an offer is accepted, typically held in escrow by a Texas title company. It signals the buyer is serious and gets credited toward the down payment or closing costs at the table. In DFW, earnest money usually runs 1 percent of the purchase price, so on a $400,000 home you are looking at roughly $4,000 sitting in escrow during the option period and contract phase.
When can a buyer lose earnest money?
A Texas buyer can lose earnest money if they back out after the option period for a reason not protected by the contract, miss a contractual deadline like the financing contingency, or fail to close on time without a valid amendment. The most common cause is a buyer changing their mind after the option period ends. Inside the option period, buyers can terminate for any reason and the deposit comes back.
Does Conner actually write a check if my earnest money is forfeited?
Yes. If your earnest money is ever forfeited during a transaction Conner represents, he writes you a personal check for the full amount out of his own pocket. The guarantee is in the written agreement Conner signs before you do, so the commitment exists in writing before any money changes hands.
How does the $100 accountability penalty work?
If Conner is late to a showing, an inspection, or a closing, or if he ever misleads you on a material point, he Venmos or Zelles you $100 on the spot. The payout rail is Venmo or Zelle specifically because speed and visibility are the point. Either failure also gives you the right to end the relationship that day, no questions asked.
Can I cancel my agreement if Conner does not deliver?
Yes, by text. There are no 6-month buyer agreements and no exclusive listings with a lock-in clause. Send Conner a text and the representation ends the same day. You stay because the work is good, not because you are contractually trapped.
How is the $5,000+ minimum savings calculated?
The minimum stacks the paid inspection (~$600), the lender-paid appraisal (~$600 saved versus a standard buyer-paid appraisal), full seller prep coverage on listing-side deals, $0 buyer commission, and the $500 moving credit. Add them together on a typical transaction and the floor lands above $5,000 before any performance guarantees kick in.
What is the performance guarantee for buyers versus sellers?
For buyers, Conner commits to a specific savings target on the purchase. For sellers, Conner commits to a specific timeline target on the listing. If either target is missed, Conner pays the gap out of his commission at closing. The exact target on your deal gets written into the agreement before the transaction starts.
How do I enter the $1,000 / $2,000 monthly drawings?
The $1,000 drawing happens on the last day of every month. Entry is a text to Conner with your name, email, your interest, and the phrase "thousand dollars." The $2,000 drawing happens on the first day of every month. Entry is booking and completing the free Initial Consultation. The drawings are separate, so you can be entered in both in the same month.
