Finding listings is easy. Working out which ones are worth touring is the part that takes local data.

The median Fort Worth sale price is $319,999, flat year over year, and homes are taking 29 days to go under contract, four days longer than last spring. Rising supply is behind all three figures above. None of it makes Fort Worth a cheap market. It does mean a buyer who is patient, pre-approved, and willing to walk away has more leverage than at any point since 2021.

What that means when you write an offer

  • You can use the full Texas option period, typically 5 to 10 days, to inspect and then renegotiate or walk.

Read that table as a budget filter, not a ranking. Under $300,000 you are shopping the entry end of the in-town historic districts, where restored Fairmount bungalows start at the bottom of their band. Around $350,000 the value suburbs south and north of the city come into range, which is where Mansfield, Ryan Place, and the Alliance corridor begin. Those three share a band because price alone does not separate them: what separates them is the district, the commute, and the age of the housing stock, so read the character column alongside the number. Above $450,000 the conversation shifts to district premiums, which is a large part of what you are paying for in Keller, Tanglewood, and Walsh Ranch. Two of the city submarkets on that table have their own representation pages, because their school boundaries do not follow their city limits: Keller representation and, south down I-35W in Johnson County, Burleson representation.

Two caveats. Pre-1950 housing stock in the historic districts needs a foundation inspection rather than a general one, and I would budget above the purchase price for first-year work on older systems. And these bands describe the homes, not the streets: flood plain, arterial noise, and boundary lines all move the number for a specific address.
